Construction should start this spring after achieving environmental closure after an environmental clean-up and a mitigation of an asbestos problem in the office building.

We have recently  completed providing these services for a proposed new Student Housing project for a university in Halifax, Nova Scotia.   In all of the developments we are involved with, we do the financial modeling and arrange both the interim and takeout financing. through the banks, lifecos, pension funds and CMHC.

For over 30 years, our staff have provided property management services and advice to our clients. This includes financial accounting and budgeting, GST/HST implications for real estate, operations and maintenance, marketing and leasing as well as lifecycle costing.

Depending on the situation, there are a variety of ownership structures available including corporations, trusts, general partnerships, limited partnerships, special purpose vehicles and joint ventures. We have set up each of these arrangements to suit the situation keeping in mind the tax ramifications of each option.

Over the years when we have managed properties, we have developed expertise in the operations and maintenance of building. In some building situations, we have developed criticality lists that define the most critical equipment for the operations of the building and have inventoried certain critical equipment to avoid downtime. We have also developed OH&S guidelines and emergency procedures for the buildings and staff.
